Even with record new data center supply in North Texas this year, data center vacancy decreased year-over-year from 6.9% to 4.1%.North Texas net leasing activity was the second highest among 18 data center markets that CBRE tracks. Only Northern Virginia saw more data center demand.

D-FW net leasing was up almost 85%. And more than 90% of the data center space being built in the D-FW area is already leased to users. “The lack of available data center space in D-FW, as well as all other major markets, has become more pronounced over the last six months,” CBRE’s Chris Herrmann said. “We expect demand to remain strong with AI driving leasing opportunities as developers are now having to look for land in different D-FW submarkets that previously were not considered for data center use.

plans for a more than $600 million data center in Red Oak south of Dallas. The first phase of the project at 156 N. Austin Blvd. will be about 285,000 square feet.
