When Michael “Patty” Evans noticed a modern-style home in his tight-knit craftsman and bungalow-style community, he knew that trouble might be coming. Evans...

L-R: Michael Evans, leads a group of neighbors including, Marley Friesenhahn, Joleen Bagwell, Kathi Kibbell, and Brenda Shimkus, as they pose for a portrait in their South Winnetka Heights neighborhood in Dallas, on Feb. 03, 2023. Evans and his neighbors are planning to become a conservation district to protect the architectural style of their community.

In 2020, Evans rounded up residents in his community to sign a petition to turn the neighborhood into a conservation district, a zoning designation that would protect the physical style of a community. Right now, Dallas has 17 conservation districts, and Brown is working with South Winnetka Heights to add another one, as well as work with Lakewood to expand an existing one. The last conservation designation in Dallas happened over 10 years ago, according to Brown.

“The reason we bought into this neighborhood was because we thought that the houses had a character on their own, meaning that no house is the same as the other one,” Eiranova said. “They all have similar characteristics, and they look good, but they are not the same. So that’s something that I want to conserve. I don’t want my neighborhood to become a cookie cutter neighborhood where you see everything the same color.
