Two single mothers win out-of-court settlements against letting agents refusing benefit claimants.

Ms Staples needed accommodation after her marriage broke down

Ms Keogh's case was cited in letters of complaint Ms Staples and Ms Loffler wrote to different letting agents who had refused to show them properties.Ms Staples, 36, who has three primary-aged children, needed accommodation after her marriage broke down. "I had noticed 'No DSS' adverts before but I thought I would be able to find somewhere locally so my children could still go to the same school and so I could keep my job there," she said."The whole thing was so difficult - I was working part time, I've always paid my rent, I had a child-maintenance order, and I ended up on benefits because of the divorce and because I had three children.

With Shelter backing her legal action, the letting agent ultimately agreed to write a public letter of apology and to pay £3,000 compensation and the £10,000 legal costs.

This won’t change a thing apart from the advert, landlords/lady’s/non binary/trans/other still won’t rent it to those on benefits, nobody wins, nothing changes.

I never miss payment I have never destroyed a house I have been look at like scum, I been working up rent ladder and now I am brilliant house with great neighbours

Don't think people realise the risk of renting tenants who are on benefits and then people also don't realise the amount of hassle it takes to actually remove someone if they decide they don't want to leave. Very costly process. I'd want someone with a stable job as well.

As soon as councils take on the responsibility of any damages caused by their tenants then..all will good. They want them in the private rentals, then they are responsible for those tenants.

Unfortunately I’m unable to work I’m 29, worked since I was 15. I feel embarrassed and ashamed but unfortunately my health is more important. We’ve been where we are for 8 years, rent is paid on time every month, we’ve never been late or missed a payment.

LL aren't against renting to poor people, but risks are lot higher, if LA/ Gov wants they can rent directly on full commercial lease bases on full repair and Insurance basis then they can sublet to tenants and if there is any problem they can deal with it.

This is ridiculous. It’s not discrimination against people, it’s protection against council practice on advising people to remain in properties or they’ll be making themselves ‘voluntarily homeless’ so won’t be housed. Awful decision

The whole rental market is broken. There's LL who have bought their parents council houses for peanuts & now rent them out at literally double the council rents and on crappy 6 month short term tenancies. Law needs changing - ex council should be capped in line with council rent.

It's all about the tenants ethos and not their financial status, as to who is a good or bad tennant

I'm pleased about this because I believe that a prospective tenant should be judged on the person and his/her references not based on their method of income. It is discrimination and is no different than not accepting someone for their race or religious belief.

I genuinely don’t understand this , I’m a landlord , all my mortgages say I can’t let to anyone on benefits if i do so I will commit fraud,but the courts have ruled I can’t refuse to let to them either. I’m now literally forced to break the law one way or the other

They problem with DSS is that is impossible to evict them if they miss payment or landlord decide to sell .NODSS movement will make it harder for everyone. Government should provide houses if provided benefits not put landlords in vulnerable position

Pay the money to the landlords like they used to and there wouldn’t be a problem. Some people are getting their full rent amount and the landlords are seeing none of it.

Id like to know why some benefits offices pay the LL directly yet others dont i get hb i dont see a penny of it all goes straight to my LL so if anything its the benefits office giving money to claiments instead of the LL which needs looking at

This is a big way forward to ending discrimination in the rentalmarket. With fewer people being able to afford to buy, the whole sector needs an overhaul. We struggled to find a rentalproperty not because we’re on benefits but because we have two cats!

It's not a victory in any real sense as it was settled out of court and so there is no judgement.

How about this? Resume paying the landlords directly. LLs were renting to DSS before the DWP stopped direct payments. Also, the govt should amend laws that make insurance and mortgages impossible to get if the tenants are on DSS. In summary, the govt created this problem.

This is a disgrace! Its easy to claim discrimination here but when a LL has had several properties where the tenant has held onto the rent DSS &not paid landlord &caused so much damage insurance doesnt cover it, then it should be the landlords right to decide who they rent to!

I’m a teacher but I found myself on DSS after a separation. It’s disgusting that I was completely refused by agencies. It’s also horrible to read that people assume that those on DSS are ‘chavs’ or ‘scum bags’. It can happen to anybody. Imagine how it feels reading those comments

My last landlord was nice as pie to me until I lost my job at the time and then she started treating me like a second class tenant. Landlords are just greedy, wage takers, getting fat off my hard work. Fuck 'em all, no sympathy for any of them.

Some BTL mortgage lenders stipulate you cannot let to DSS. Also some insurance companies will not give cover if DSS tenants. HB should be paid direct to landlord. Not passing on HB to landlord by tenant should be classed as fraud.

It’s not discrimination, if I buy a house to rent out, I want tenants who will look after the property. I’ve seen first hand, houses smashed up, skip loads of rubbish left in the property. I should be allowed to interview and chose who I want to live in my properties!

Very positive news, it is discrimination and I think it should also be part of the Government and Local Councils' work programmes end homelessness. Think of those leaving difficult relationships too.

All have a right to housing but the HB should be paid directly to the Landlord. I have been left with £1000s of unpaid rent from tennants several times as the HB has not been used for rent & it takes money mths to evict! I'm not a wealthy LL just someone getting by!Huge Impact!

Some benefit claimants tenants are good as gold whilst some are not. Some non benefit claiming tenants are good as gold and some are not. Minefield for landlords.
