Comment: The best way to help first-home buyers? Let prices fall

On housing, the contrast between the two major parties couldn’t be clearer. The Coalition is still pretending you can help first-home buyers without hurting anyone. Labor isn’t.

The Coalition’s new plan seeks to arrest the decline by lending would-be buyers up to 15 per cent of the purchase price, provided they’ve saved at least 5 per cent for themselves. It would increase home ownership, but only a little. It might also push up prices – but by even less. Some people saving for their first home might buy earlier. Others just priced out of the market at the moment could afford to pay a little more for a house, given they would not have to pay lenders' mortgage insurance.

And the bigger the scheme, the greater the risks of dodgy lending, which could leave the government on the hook if buyers default. Labor’s plan to abolish negative gearing on existing homes and halve the capital gains tax discount creates losers.

After the huge gains in the housing market and now the market correction which is starting to take place. Why would you want government intervention to stop the correction?

Sorry but prices dropping 10% doesnt help when borrowing capacity drops 30%. Mucking around with negative gearing and CGT doesnt help either. Best way to help first home buyers is to keep building more houses.
