A British rail expert says the introduction of special levies on properties near proposed new train stations will ensure the NSW government receives a share of the expected surge in land values.

With governments set to boost infrastructure spending to help lift the economy out of recession, Professor Andrew McNaughton said they needed to establish a levy, before the preferred sites of Sydney stations and other transport projects were announced.

Professor McNaughton said the timely introduction of ‘value-capture’ legislation would ensure governments receive a share of the uplift in property prices."If you don't, then almost within minutes the land value has shot up and transactions have started to take place. You have a very short window in which to place ... a charge," he said.

State and federal governments are spending billions of dollars on new roads and rail projects in and around the site of Western Sydney Airport.Professor McNaughton told a federal committee last week that governments needed to put in place charges on land the moment they announced preferred sites for stations even if the money did not come in until later.

What was the deal you cut with Morrison? Is it because he drove the whole program and approved the payment? CroweDM And that assessment is correct but what’s one extra zero added to the price among friends 😉 CroweDM Beyond extraordinary! A conspiracy to defraud? Vendors “now leasing it back from the Commonwealth based on another valuation of less than $1 million, a deal which also requires the government to build a $10 million underpass to the property.”

Crooks. CroweDM It is difficult not to conclude that corruption resides at the heart of this transaction. The whole “nothing up my sleeve” rhetoric is simply an absurd defence as it signals in “big red lights” that everyone knew but nothing was written down - obvious ministerial wilfulness. CroweDM No, it makes them criminals.
