The government has authorised sale of land protected for HS2. Contracts awarded under the project banner are also being cancelled

Swathes of land earmarked for the HS2 routes now scrapped, including the leg to Manchester, will not be protected for potential future expansion of the high-speed railway, the Department for Transport has confirmed.

Phase 2a – between the West Midlands and Crewe – safeguarding will be formally lifted in the coming weeks. For Phase 2b – between the West Midlands and Manchester – safeguarding will be amended by summer 2024 to allow for plans under Northern Powerhouse Rail. The revived extension to London Euston is now said only to be possible with private investment.

According to reports, some residents on the phase 2b route had already voluntarily sold their homes to HS2 Ltd. Back in 2016, we reported almost 70 properties in Greater Manchester could be demolished to make way for HS2, albeit less than under initial designs. He told BBC Breakfast that the cost of pulling out of the agreements will “broadly balance out” with money recovered from selling land and property acquired for the high-speed railway.

The Prime Minister Rishi Sunak, meanwhile, is expected to face a Commons showdown with MPs over the cancellation of HS2’s northern leg, as he refused to apologise for his decision.
