Completed 30 to 40 years ago 🏠

The two-storey semi-detached house was put up for auction on May 27 , located off Upper East Coast Road, will be put up for liquidator’s sale at SRI’s auction on May 27. The guide price for the property is $7.5 million. The house sits on freehold land area of 4,513 sq ft, which means the guide price works out to $1,662 psf based on the land area.The double-storey home has a built-up area of 4,671 sq ft. It was completed 30 to 40 years ago, says SRI Auction managing partner Mok Sze Sze.

The first floor houses a spacious living room with a square layout, which lies adjacent to the dining area. Off the dining area is an enclosed kitchen, which leads out to the service yard. There are also two bedrooms and a common bathroom located on the first floor. The previous owner had divided one of the two bedrooms and converted the space into an en suite home office.The second floor houses the master suite and two other bedrooms — one en suite and the other with a common bathroom.

Properties along Jalan Tanah Puteh rarely go up for sale, says SRI’s Mok, but activity has picked up over the past year. The most recent transaction — the only one so far this year, based on caveats lodged — was for a semi-detached home with a land area of 6,504 sq ft that was sold for $8.9 million on May 9.In 2021, a total of four freehold semi-detached houses located along Jalan Puteh was sold. On Oct 19, a house with a land area measuring 3,497 sq ft was sold for $5.8 million .

The property is a 10-minute walk from the upcoming Siglap MRT Station on the Thomson-East Coast Line, which is scheduled to be completed in 2024. It will appeal to families with school-going children because it is near St Stephen’s School, Temasek Primary School and Yu Neng Primary School.
