Commerce Street in downtown San Antonio targeted by a flurry of residential, commercial and educational development and the transformation of San Pedro Creek.

For years, a stretch of West Commerce Street between City Hall and Market Square has been largely dormant. Many of the buildings are empty, with the exception of Penner ’s, a men’s clothing store founded in 1916. But more recently, passersby have had to navigate a maze of construction to get to Mi Tierra Cafe y Panaderia or San Fernando Cathedral .

Track 20 of San Antonio’s biggest developments UTSA finished building San Pedro I, which is occupied by the School of Data Science and National Security Collaboration Center, in 2023. Construction on San Pedro II, also known as the Innovation, Entrepreneurship and Careers building, is expected to be finished this fall. San Pedro II will house business, computer engineering, hardware and software development and science programs, as well as research.

The arrangement provides a full property tax exemption for the development in exchange for at least half of the apartments being reserved for residents making less than the area median income.

More than 1,500 apartments could be built around proposed Missions ballpark downtown But, he added, “I don’t think for a minute that we’re just going to fill up with Roadrunners. I do think that a university the size of UTSA, especially one that’s investing in downtown the way that they are, any university that size is going to have a percentage of its student body, faculty and staff that desire an urban lifestyle.
