A developer has been found for the much sought-after new housing development in Stirling city centre. The full council on Thursday noted a report and marketing exercise, agreed the Forthside Square development site be disposed of and to appoint Westpoint Homes Ltd as the preferred bidder.

Councillors also asked the Chief Executive to agree terms for the disposal of the land adjacent to Forthside Square. A proposal from Housing Convener Willie Ferguson that all money raised from the sale of the land would be used for civic space in the area was agreed, but an amendment from Tory leader Neil Benny that the matter be referred to the Finance Committee for a short discussion was voted down. The development site extends to 0.724 hectares and is bounded by Forthside Way on either side, with the previously developed residential site to the north and the Engine Shed and open space link to the cinema and Barracks area to the south side. The design guide also “directs the development to reflect Stirling’s townscape and character”. There are some 128 houses in all, including 29 affordable . The development must define the street edge and allow connectivity through the site to the river edge. Density per acre should be between 50 and 80 units with up to five floors and open space, public realm and parking all accommodated on site. The development will enjoy direct access to the city’s excellent rail and active travel infrastructure, and is close to key cultural, leisure and civic assets – setting the tone for future phases of the wider Forthside regeneration, which includes the 34-acre site previously owned by the Ministry of Defence where the new Stirling Studios facility will be created. Cllr David Wilson said he was concerned that with petrol supplies at a premium owing to the global oil crisis there was no mention of car parking spaces or electric car charging points. However a Stirling Council officer confirmed that those issues would be addressed when the masterplan was drawn up in conjunction with the developer. At the special meeting last June, the council had agreed to commence marketing of the site. It marked a pivotal moment in realising the long-term vision of the Forthside Masterplan, a blueprint for a new riverside community in Stirling that blends high-quality housing, commercial opportunities, active travel networks, sustainable infrastructure, and public space – all just minutes from the city centre. In line with Stirling Council’s commitment to transparency and best value, the sale wa conducted through an open market process led by a nationally procured property marketing consultancy. It was agreed then that a report on the outcome of the marketing process would be presented to a future council meeting, along with a recommendation on the preferred bidder for approval.
