Something about New York City's high rent prices doesn't add up. Are landlords hiding supply to keep their rents up? LaneBrown investigates a COVID-era real estate mystery

. According to these stories, New Yorkers hadn’t come flooding back at all. In fact, they were probably still leaking out.

As you’d expect, USPS stats show that lots of New Yorkers skipped town during the pandemic. Between March 2020 and December 2021, there was a net loss of 317,107 permanent movers from across the five boroughs. In July 2020 alone, when moving companies were, a net 25,439 movers left the city. Outbound migration has slowed since then, but it hasn’t changed direction. By my count, the city lost another 97,794 in 2022, ranging between about 6,000 and 11,000 per month.

Odd to re-up this article, which was short on reliable data and long on innuendo, at a time when recent data suggests the city has pretty much reattained pre-pandemic job levels

So what’s keeping property prices up?

I’m sure there are a number of different opinions and theories, but I’m going with greed.

LaneBrown The rents however unsustainable have been established by agreements with greedy financiers

LaneBrown You wrote a very well researched piece of investigative reporting. Reading it was interesting, educational, and it confirmed that when it comes to landlords there really is no bottom.

LaneBrown Rent prices help push up GDP. They will never fall as it's good for the country and prevent recessions. Vote Biden

LaneBrown This is also true in the NYC suburbs. We have relatively low occupancy in the units at The Cove and the new Harper. Lots of ads to try and change that. But rents skyrocketed....

LaneBrown This is not getting the coverage it deserves. You could take the entirety of the civil rights movement, BLM, police reform, war on drugs, war on poverty — and it wouldn’t compare to the galactic scale of progress we’d see if this theory were prosecuted by lawyers, journalists and…

LaneBrown Hiding supply? ROFL...yes, the landlords are hiding their apartment buildings in their pockets...

LaneBrown I think it’s collusion among the largest landlords and private equity funds
