A couple that bought a house in Sudbury, Ont., sight-unseen with no conditions says they got swept up in a hot housing market and now have major regrets.

Josh Keyes and Yuri Nakashima were excited to be able buy their first home in Sudbury after being priced out of the market in Vancouver. But when they walked into their newly-purchased house earlier this month, they discovered it was far from a dream home.

Keyes and Nakashima had been living in Vancouver for six years, and said buying a home there was out of the question due to high prices, so they started looking elsewhere. Keyes, who is originally from Kapuskasing, Ont., also wanted to be closer to family, so the couple settled on Sudbury. Josh Keyes and Yuri Nakashima thought they'd found a great house in northern Ontario, but discovered many issues once they walked inside.

Keyes and Nakashima said they don't feel they were advised on proper due diligence, and don't feel their real estate agent acted in their best interest. As for clients buying a house sight-unseen, she said it's something she's been seeing more frequently. In those cases, she advises clients of the benefit of a pre-inspection, prior to submitting an offer. While less thorough than a full home inspection, "at least it gives the client an idea on if there could potentially be any issues with the property," Robert said.At the end of the day, she said, acting in the best interest of clients means providing them with information.

No one forced this couple to buy a house in this market. buying the house without even seeing the house is too risky.

They call that buying ' A pig in the poke' sight unseen.I bought an antique car like that one time but that was only 10 k.I knew it would need an engine rebuild.

First time home buyers..trust no one. Buyer beware.

“looked great in the listing photos”…photos taken by real estate agents, who’s primary goal is to line their pockets with excessive commissions. You have to be a very inexperienced home buyer to put your trust in these parasites. They are immoral.

Sounds like they had a crappy agent however they carry full responsibility for not having an inspection. The single largest purchase in your life deserves scrutiny.

Thats the importance of having a great realtor.. we moved to Sault Ste. Marie and there was 0 pressure from ours to waive anything. Whatever conditions/price we wanted she happily presented our choices.

They should try to sell it to someone like them who will buy it from just looking at pictures.

There’s got to be strict rules for deceiving innocent buyers. Realtor should be on the hook for misrepresentation. There has to be a hold on full commission payout for at least 90 days after buyers have moved in and sign off as all’s well.

Every time there is one of those 'warning others' story, it's really about people not owning up own mistakes and hoping that by going to media they will get someone else to pay for it.

It helps to have a car driving people to these places before they make the desperate purchase. There will be many more of these issues Im sure as price hikes excessively making inability for people to buy locally or with more knowledge. Paying house inspectors is costly

Sight-unseen with no conditions? First time buyer? No friends, family, financial advisor involved? Winner is the realtor like an unscrupulous car salesman.

It's bad enough buying sight unseen but to buy without an inspection is downright stupid. The government should mandate the home inspection as mandatory for everyone. The real estate agent was greedy to pressure them.

A couple of things here that are noteworthy… buying a house sight unseen is rare and questionable at the very least. Why no satisfactory home inspection as purchase condition? This sounds more like a poor financial decision vs a fraud of some sort. Buyer beware!!

I just can’t imagine buying in desperation. I’d have rented until the day I died. The house I purchased was cheap and some would probably call it a dive haha. But If it wasn’t for the price I’d still rent and it wouldn’t bother me.

Not much sympathy. Lots of inspectors for hire. A flight from Vancouver to Sudbury isn’t convenient but if you’re risking hundreds of thousands of dollars - it’s a small price for protection.

Tough to buy a house in this market. Their real estate agent should have done a better job informing the buyers. Most home inspections just give the buyers an excuse to lower the price for minor problems.

There will always be problems with any house. Price can always be negotiated from there. But buying without at least looking at it no way. Could be stuck with a pit that way.

Home Inspector here … in the pic of the outside of the house in the article, I can identify at least 8 things which would be reported to the buyer for further evaluation/repair/attention.

These are not major issues. Fix your beam, google how to get rid of pests in house, spray foam any holes in house for now. Baseboards can wait. Fix up house as you can afford it. Reality is, never buy a house without inspection. But judging by your issues, you got lucky actually.

The whole market is a scam. W5 did an outstanding job reporting on it. look it up. When I purchased my house I brought a plumber electrician, and a general contractor. They r the guys to count on.

Should make home inspections by certified inspectors mandatory. At least you know what your buying and getting into. No sympathy.

The OntarioGreens are proposing mandatory home inspections so no one ever has to go through this.

We need legislation that mandates a house inspection before sale. And hold house inspectors accountable. There are more protections for used car buyers in Ontario than there is for home buyers.

The picture of the window is a tilt-out single hung window. That's how they work. There's tabs on the top that you push in and you can tilt the window into your house for easy cleaning. Then it snaps back into place.

My wife and I bought a house sight unseen last summer. No conditions. That said our realtor brought an inspector with him when we did the viewing. So while he did a facetime with us the inspector rushed around checking the place out. Some work to be done but we got very lucky.

Lots of smug jerks in the replies here. Thanks to them for helping to warn others. I think the obvious defects means they do have a case to sue. Sellers cannot just offload a lemon under the law.
