Toby Hemmings says the terrace apartment in the inner Sydney suburb of Newtown he lives in with three other tenants was the perfect home.

“The landlord called me back 10 minutes later in a fluster. He was in a state. He said ‘I can’t do it, I still have to pay my mortgage, I can’t just queue up at Centrelink like you guys can',” he said.'Rent freezes' or periods where commercial or residential tenants are granted exemption from having to pay their rent have been introduced in some countries, including France, in response to the crisis.

It’s a very tough, complex situation.

djp1974 The landlord made an investment in real-estate. He gambled on it maintaining value (being able to collect rents). The value of investment rise and fall due to circumstance, and sometimes gamblers will lose. He overinvested, went all in, and the market bit him on the ass.

Everyone has to take a bite of the cake. Of course the landlord has Obligations too. Why do they think landlords have millions and they can always cover? Absolute bullshit.

Seems like all haters of landlords are renters? Bank may defer your payment but interest keeps accruing daily. Also who pays Water Rates, Council Rates, Inaurance, Strata, LandTax? Unless everyone freezes all charges it is not equitable. Rental Assistance is only to option

Everyone needs access to homes, whether they are renting or not. Surely if rent can be frozen, banks can freeze their mortgage payments too...

A few weeks ago there was an abundance of apartments (presumably for one) going because overseas students weren't coming. I can't see how this is going to work out well for landlords who evict. Maybe squatters will move in eventually...

Landlords take the risk of running a property and renting it out and markets go up and down. They have expenses. Most are people with mortgages themselves. Don't pay rent, they have to sell, good luck getting people to invest and provide rentals after this.

Legislation will be going through state parliaments very soon to make it illegal to evict tenants in this crisis. Landlords will have to seek mortgage relief from banks. Landlord insurance may cover loss of rent. May.

I tweeted yesterday on this very topic. Can we not look at a HECS type of model where government pays your rent and you pay back the government over a period of time when you get a job? They can even pay directly to the landlord so the money isn’t misused. Just thinking...

Freeze mortgages and then freeze rent, nothing is free

They won’t freeze mortgages, banks came up with a BS excuse abt how it can’t be done cos it wld use up all their $ to cover them. So a landlord can defer a mortgage but if pymts are $1000 a month - to defer 6 month will add $6k to mortgage. Tenants can’t be evicted which is good.

Should be entitled to a mortgage and rent freeze on one property only.

Yes landlords may demand payment, initiate a process but ultimately tenants won't be foreced out during this crisis and non-negotiation will go against land lords.

Yes we get mortgage relief as landlords but I still have to pay strata, insurance and rates. All things that my tenants rent covers.

Landlords are receiving mortgage relief from banks, therefore no need to be charging rent. You must have a right to housing, you don't have an inalienable right to make endless profits as a property investor.
